Organized around a large central living space, this compact barndominium redefines efficiency by maxi-mizing openness and connectivity within a modest footprint. Embracing the barndo tradition of simplicity while offering modern comfort, the design prioritizes flow, function, and flexibility.
The plan is anchored by the central great room, where kitchen, dining, and living areas merge. The kitch-en is deliberately oversized for the scale of the home, featuring a substantial island that serves equally as a workspace, gathering point, and casual dining bar. To the plan north, the great room extends seam-lessly onto a covered porch, allowing the living space to spill outdoors and framing opportunities for light, views, and connection to the landscape.
To the plan west, the private master suite is singularly separated to provide isolation from household ac-tivity, creating a retreat with ample natural light and generous proportions. On the opposite side home are two additional bedrooms, a full bathroom, and the laundry, efficiently grouped to consolidate plumbing and circulation while ensuring privacy and acoustic separation from the main living zone.
Despite its relatively compact square footage, the home achieves a feeling of volume and openness by concentrating space in the center and consolidating support functions at the periphery. A base plan set consists of several sheets, each sheet focusing in on different functions of the home. These sheets communicate and display the necessary information to price and construct this home. Floor Plans
Show the overall dimensioned layout of the home; focusing on wall, door, window, cabin- etry, and plumbing locations.
Elevation Sheets
Displays the verticle view of the home and focuses in on the materials and architec- tural elements used on the exterior.
Sections Sheets
Cuts through the home to clearly indicate the assembly of materials.
Detail Sheets: Highlight the assembly of an area.
Reflected Ceiling Plan Sheets
Highlights ceiling elements, beams, and heights from a ceiling plan. Schedules: Itemizes units, i.e. doors and windows.
Roof Plan Sheet
Indicates roof angles, ridge & valley locations, and roof elements i.e. gutters.
Electrical Plan Sheet
Indicates the locations of lights, light pulls, outlets, fans, data, TV, and electri- cal appliances in a plan view.
Foundation Plan Sheet
Displays the layout and location of the slab foundation.

Interior Elevations
Displays the verticle view of interior walls within the home, focusing on cabinetry placement.
Truss Plans
Provides truss layouts for ease of refrence. The final truss design will have to be con- firmed by manufacturer and/or engineer.
As site conditons, codes, and regulations vary between each project location, our plans do not include mechanical, plumbing, detailed truss, and structural drawing sheets.

It is typically built with post frame construction and offers open floor plans, high ceilings, and typically low cost per square footage construction.
Our Barndominium plans include a cover sheet, floor plans, exterior elevations, sections, ceiling plans, roof plan, electrical plans, schedules, and basic construction details to guide your builder in the construction process.

Our plans are professionally designed, but because building codes vary by location, you may need to have them stamped by a local engineer and/or architect with adjustments to meet your local county requirements. We recommend checking with your local building authority.
Our plans include basic electrical layouts. However, plumbing and HVAC plans are typically designed by a local engineer or on-site by your contractor based on your chosen fixtures and local building codes.
Some areas may require additional documentation, architectural and/or engineering stamps. We recommend checking with your local permitting office before purchasing.
